Boutique Hotel

This occurred to me in the middle of the night. I should not be setting "dreams" to be accomplished in the future. To do something, someday. If foundations can be laid today, then they should start now. Life is long, but there is no time to waste.

That being said, if I dream of timber and stone buildings, then I should construct them today. Or at the very least, I will learn how to construct them, and simultaneously, I must make an attempt to acquire funding.

Here is the basic premise: 3 or 4 story boutique hotel. Between 12 and 16 units. Built of masonry and timber. Beautiful garden. Horses. Donkeys. Mini highland cows. Onsite wood-fired bakery and pizzeria.

I will build this on the Tuscarora Indian Reservation. There is no permitting needed. No zoning restrictions. No approval meetings. Dirt can be broken right away. Construction can start this year.

It's 20 minutes away from Niagara Falls. Less than two hours from Toronto. It's located 30-40 minutes north of Buffalo. Close to wineries. It's a daytrip to some beautiful parks in New York State.

However, there will be a few more locations if you're not interested in Western New York. Hudson Valley will be next. Either the 1,000 Islands or somewhere near Lake Placid will be another location. New Hampshire. Smoky Mountains. Montana.

But the biggest drawing point would be to consider it a retreat. A change in pace from daily life.

The crowd-funding mechanism is simple. $500 is the nonrefundable deposit.

The reason why it is nonrefundable is because we'll use the funds right away. For example, a skid steer will cost over $1,000 to rent per week. Design-consults will cost thousands.

Price may change in the future, but for now, it will be $500 a night. Consider it to be a discount for the risk you're taking. There will be a minimum 700 sq ft per suite. 3 meals included for the entire party. We'll figure out additional, related perks as we progress.

Another critical detail: this will not open until sometime in 2027 or 2028. Infrastructure and projects concerning livestock, fencing, greenhouse, and gardens will take a while. Not to mention that the woodworking and sculptures and furniture will likely be hand-built.

Risks and challenges are also simple.

The biggest risk/challenge is to reach the funding goal. We'll reach it, and if it is a bigger challenge then expected, then the worst case scenario is that the plans can be scaled down.

Additionally, past a certain funding threshold, it is likely we can make a stronger case for private debt. I am strongly opposed to equity-financing.

From there, the next risk will be materials and labor. If I offer a good wage and exposure to the upside, then perhaps it will not be a problem.

Another risk would be knowhow and management. We'll have guidance and advice from builders [Building Culture, Orthodox Masonry] and I can ask friends about hotel management, or I can go through my university's alumni network and find alumni from the hotel school to help run it.

I will have about a year or two to find the proper staff. Might even offer the manager a co-founder role, but that depends on how involved they get. And how early.

Then, it might occur to you - what will be marketing be like?

We'll focus on two primary vectors. We need both a social component and a proof-of-work component. We'll use X, formerly known as twitter, as the social component. Neither facebook nor Instagram will be our preferable demographics. Youtube will be our proof-of-work component.

We'll be documenting everything and we'll offer a few different channels. To be clear, we will not be documenting sensitive business information. Once we have an solid platform, we can go from there. For example, we can attract clients for custom builds, we can sell rooms, or we can sell products.

We'll approach the videos as if they were a product, rather than if they were an advertisement.

We'll run the same strategy for twitter, but instead of offering "ASMR" or "infotainment" videos, we'll offer humor and spectacle. We'll run a newsletter/blog in order to attract investors and employees.
